In remodeling an older residence, we often try to acknowledge some echos from the past while modernizing the overall look. Being the largest and with street frontages on two sides, this Arte Moderne corner property appears like a beacon in a neighborhood of smaller row houses. We intend to update the layout and functions for a growing family while taking full advantage of the views and natural light.

On the main floor: by coopting a recessed balcony and removing walls (supported by new beams and a shear wall), the common areas are integrated into a great room. The kitchen is transformed from a small enclosed room to an open and spacious one. Oak cabinetry and flooring, in contrast with white countertops and painted surfaces of the island, make this a warm and elegant space for cooking and gathering. Expansive floor-to-ceiling windows let in ample daylight. The framing of the street trees creates an illusion of being surrounded by nature in this urban setting.

In the Primary suite: large windows capture views of the Golden Gate Bridge and Mt. Tam to the north, while a west-facing window is closed to optimize furniture placement. The floor plan is reconfigured to include a larger primary bath and a spacious walk-in closet. The restrained palette of the primary bath focuses the eye to the view of Twin Peaks. Kid’s bathroom: designed for functionality with a Japanese style soaking tub and separate shower in a wet room arrangement. Bright blue octagonal tiles offer a pop of color.

The hazardous original winder stairs have been replaced with a custom design. Steel balusters with narrow spacing recall the decorative trim details on the building facade and the fluting often appeared in the Arte Moderne idiom. Due to the uneven level of the existing floor, the steel balusters have to be fabricated at different heights in order for the top railing to appear level. A frameless glass insert is set at a child friendly height.
